Roof tile
Roof tiles are the most popular roofing type in Finnish detached houses. The hardness of clay or concrete combines with a natural appearance that never ages. Properly installed, a tiled roof can last 50–100 years.

What is a roof tile?
Roof tiles are by far the most popular roofing type in Finnish detached houses. They are made either by firing clay (clay roof tile) or from concrete (concrete roof tile). Both replicate the look of traditional clay tiles but differ significantly in lifespan and cost.
Roof tiles have been widely used in Finland since the early 20th century. Their popularity is based on a natural appearance, excellent longevity and versatile suitability for different architectural styles.
Concrete tile or clay tile?
Concrete roof tile
- Lifespan 40–60 years
- Price approx. 60–90 €/m² installed
- Surface coating renewed every 15–20 years
- Most common choice in new construction
Clay roof tile
- Lifespan 75–100+ years
- Price approx. 90–120 €/m² installed
- Nearly maintenance-free — no surface coating
- Environmentally friendly natural material
Installation and structural requirements
Roof tiles require at least a 1:3 pitch (18°) for rainwater to drain effectively. Most manufacturers recommend at least 22–30° for optimal performance.
The weight of a tiled roof (42–55 kg/m²) must be accounted for in the roof structure. When installing on an older house, a structural engineer should verify whether the existing structure can bear the load. Lighter-built houses constructed after 1960 in particular may require reinforcement.
Maintenance and upkeep
Roof tile maintenance is relatively minimal given the long lifespan. In Finland's damp climate, moss growth is common, especially on north-facing sections. Regular washing and moss treatment significantly extend the life of the roof.
Maintenance schedule
- 2–3 yrs Visual inspection, ridge flashing and snow guard condition
- 5–10 yrs Washing and moss treatment
- 15–20 yrs Concrete tile surface coating renewed (not required for clay tiles)
- As needed Replacement of individual broken tiles
When should you choose roof tiles?
Roof tiles are the best choice when you want a long-lasting, timeless roof for a steeply pitched gable. They are an excellent fit for traditional and classic architectural styles. If the pitch is sufficient and the structure can carry the weight, a tiled roof is often the most economical choice over the long term — even though the upfront investment is higher than metal roofing.
Advantages
- Exceptionally long lifespan (50–100 yrs)
- Natural, timeless appearance
- Excellent weather and frost resistance
- Low maintenance requirements
- Good sound insulation
- Adds to property value
Disadvantages
- High installation cost
- Heavy — requires a strong roof structure
- Requires at least 18° pitch
- Moss growth common in Finland's climate
- Replacing individual tiles can be labour-intensive
